Once your loan moves into processing, Meagan is one of the people making sure the details get handled and the file keeps moving in the right direction.

Meagan has been part of the team for more than five years and plays a critical role in getting loans from application to approval and closing. She reviews borrower documentation, prepares and submits files for underwriting, works directly with underwriters, and helps customers navigate what’s needed throughout the process.

What makes Meagan’s role especially valuable is her ability to underwrite certain purchase and refinance files herself. In those cases, she serves as both processor and underwriter—reviewing the file against applicable guidelines and helping move it through the approval process.

Mortgage transactions have a lot of moving pieces. Meagan is the person in the middle of many of them—keeping an eye on the details, communicating with the people involved, and helping make sure nothing important gets lost along the way.

Loan types I specialize in and where I service

These six programs make up most of what I see and they cover the majority of the buyers I meet. If your situation calls for something outside this list, I have access to plenty of other options — just ask me.

FHA loans

Often where I start with buyers who have thinner credit or savings still coming together, since the guidelines tend to be more forgiving. Less appealing if your credit is strong and you’re putting more down, because the mortgage insurance generally stays for the life of the loan. I’ll compare it against conventional for you.

VA loans

If you’ve served, this one is worth a close look. For eligible borrowers it can mean little or no down payment, no monthly mortgage insurance, and more flexible credit guidelines. I’ll help you request your certificate of eligibility. It isn’t built for rentals or second homes, since VA expects you to live in the property.

Conventional loans

For borrowers with solid credit, this is often the most economical path. Low down payment options exist, and mortgage insurance can typically come off once you’ve built enough equity. If your credit is still improving or your monthly obligations are stretched, pricing may not be as favorable and FHA could serve you better.

USDA loans

A government-backed option for buyers in eligible rural and semi-rural areas, which for qualified borrowers can mean little to no down payment. Eligibility comes down to the property’s location and your household income against local limits. Many areas near the coast don’t qualify, and income above the limit rules it out.

Bank statement loans

For self-employed borrowers whose tax returns don’t reflect what they actually earn. Qualifying is generally based on deposits over a set period rather than net income. Pricing tends to run higher than conventional, so it isn’t the answer if your returns already support the payment. A good fit when write-offs are the main obstacle.

Jumbo loans

In this market, plenty of homes call for one. These exceed conforming limits, so guidelines are usually stricter around documentation, reserves, and down payment. I’ll tell you what the file will likely need before we start. If your amount lands just over the limit, a larger down payment may bring you under it.
