I got into the mortgage business because I liked the idea of helping people through one of the biggest financial decisions they’ll ever make.
Early on, I saw how confusing the loan process could feel when borrowers weren’t getting clear answers or didn’t know what to expect. People would come to me halfway through a file with a lender who had stopped returning calls, and the fear in those conversations had nothing to do with interest rates.
That’s what shaped the way I work today. I focus on straightforward communication, explaining the details without the jargon, and staying involved from the first conversation through closing so my clients always know what’s happening.
The loan
Taxes, insurance & dues
Annual, as a share of the home price. Varies a lot by county.
Charged annually while you owe more than 80% of the value. Drops off automatically below that.
Paying it off faster
Every extra dollar goes straight to the balance, which removes the interest that dollar would have carried for the rest of the term.
Where each payment goes
Loan assumptions
Each programme has its own minimum down payment and mortgage insurance rules, which changes what the same income can support.
Car loans, student loans, credit card minimums, child support. Not utilities or groceries.
The share of gross income going to all debt including the new mortgage. Most lenders cap around 43%.
Carrying costs
The loan you have
The loan you're considering
Charged annually while the new loan is above 80% of the value. Taking cash out can bring it back.
Taking equity out raises the balance, so the payment saving shrinks.
Where each payment goes
If you buy
Agent commission and transfer costs, taken off the sale price.
If you keep renting
What the renter earns on the down payment and any monthly difference they invest instead.
How long you'll stay
Repairs and maintenance as a share of home value each year.
Net worth over time
Your service & entitlement
Subsequent use carries a higher funding fee unless you put money down.
Veterans receiving compensation for a service-connected disability, and certain surviving spouses, pay no funding fee.
The loan
Not required, but 5% or 10% down cuts the funding fee.

Which VA refinance?
An IRRRL only lowers the rate and carries a 0.5% funding fee. Cash-out lets you take equity but costs more.
Your existing VA loan
New terms
Only available on a cash-out refinance, not an IRRRL.
Where each payment goes
The property
The share of the year you expect the unit to sit empty between tenants.
The financing
Operating costs
Share of collected rent paid to a manager. Leave at zero if you self-manage.
The deal
What the finished property sells for. This single number drives the whole deal, so be conservative.
Hard money terms
Share of purchase plus rehab the lender advances. The rest is your cash.
Interest-only for the hold period, which is how hard money is normally structured.
Taxes, insurance, utilities and security while you hold the property.
Figures are estimates for illustration only and are not a loan offer, a commitment to lend, or a rate lock. Actual terms depend on credit approval, property details and market conditions.
You’re not choosing a loan — you’re choosing the people who get it done. Here’s what that feels like with me.
Everyone is different, but almost everyone starts in one of these places. Find yours and I’ll tell you what to expect.
Pre-approvals that hold up under a competitive offer, weekly status on every file, and a straight answer when a deal isn’t going to work. I’d rather protect your reputation than force a close.
